News And Advice For Calgary Home Buyers

Why Relocate to Calgary

The Toronto Board of Trade recently published its yearly Scorecard on Prosperity. This survey assesses 24 most prominent cities across the world for their overall appeal, living environment, and economic potential. Some of the surveyed cities were Boston, Tokyo, Calgary, Paris or San Francisco.

It seems that Calgary is apparently rising back to the top-ranked metro region. This was its rightful place according to the 2009 Scorecard. Even today, Calgary has the quickest-growing population of all examined cities. This is because it is simply so appealing to people looking for employment opportunities. Similarly, a large pro is the affordability of housing in Calgary and very pure atmosphere. These positives also accentuate its attractiveness to people. “Calgary’s success comes from a combination of solid fundamentals in both economy and labour attractiveness, not just from a robust economy,” the Board concluded. During the last assessment, the city came in on the fifth position.

How to Buy a Piece of Real Estate that Is Right for You in Calgary

Everyone wonders whether to start by buying or selling. There is no single answer to this question; many factors are dependent on the situation in the market, as well as the rationale and stimuli you are working with, what houses are presently listed for sale that are within your means, etc. Speaking from our experience, it is usually advisable to sell your Calgary home first. That way, you’ll have only the purchase to entertain you. This may limit the time you have to buy your next dwelling before having to leave your present one; but you will be absolutely sure of the moneys you have available to you, avoid the risk of carrying simultaneous mortgages if you don’t manage to sell quickly enough.

Some people are able to time their home trade transactions so they share one closing date (or in a very short succession). When selling real estate in Calgary, you may ask for a closing period that’s on the longer side in order to let you take some additional room to find your next home. Of course, if you are buying an investment property, the question of buy-first-sell-first will not bother you by any means – you will have the leisure to put the money down whenever you feel is best.
